Expression Of Interest campaign to select a preferred purchaser/developer for Renewal SA’s land on John Rice Avenue, Elizabeth South

The opportunity

Renewal SA is the registered proprietor of the Land at Lot 4002 John Rice Avenue and Lot 3002 Porter Street, Elizabeth South and intends to dispose of its freehold interest in the Land by way of a Contract of Sale. Renewal SA has engaged Colliers to market the opportunity and seek Proposals for the purchase of the Land.

The Land comprises of approximately 8.52 hectares across two titles as described below:

  • Lot 3002, Certificate of Title Volume 6085 Folio 393 - 0.357* ha
  • Lot 4002, Certificate of Title Volume 6085 Folio 111 - 8.161* ha

The Land excludes a proposed new allotment (approximately 6,167 m2) on the corner of Jarvis Avenue and John Rice Avenue. This excluded land is proposed to be retained for a future community housing outcome (further details to be made available in due course).

The Land features three extended frontages along Porter Street, Jarvis Avenue and John Rice Avenue, each anticipated to serve as a new entry point, plus scope for multiple additional access points via existing local roads that abut the southern boundary. Copies of the Certificates of Title, a boundary identification survey of the Land, and a proposed plan of division are available from the Expression of Interest (EOI) Data Room.

The Land represents an extraordinarily rare strategic infill opportunity of scale that can act as a catalyst for further regeneration and investment in Adelaide’s established north.

The Land forms the majority portion of the Elizabeth South Code Amendment Area, which also includes approximately one hectare of City of Playford land to the direct east of the Land.

The City of Playford is the owner of the adjacent land of Lot 62 Jarvis Road, Elizabeth South comprising Certificate of Title Volume 5483 Folio 407.

This EOI does not include the City of Playford land, however the intent of the Code Amendment is to ensure a well-integrated development outcome can be achieved for the whole of the Code Amendment Area.
