Tender Description

JLL, on behalf of Services Australia, is seeking suitable office premises in the areas of Goonda QLD and surrounding localities and invites building owners and their representatives to submit details of suitable properties that will be available to lease. Please only include options that you are instructed and retained upon.

Respondents should include the following details in their submission:

Detailed premises information including map indicating site location.

Plans including site plan, premises plan (CAD if available).

Indicative commercial terms including gross rents and incentives.

Car parking availability and indicative location for both secure and customer car parking.

Tenure availability including early access date for tenant works.

LOCATION

Within Goonda QLD and including the surrounding suburbs of Redbank, Riverview, Collingwood Park, Redbank Plains, Bellbird Park, Augustine Heights, Brookwater, Springfield Lakes, Springfield, Camira and Gailes and surrounding localities as depicted on the Location Map.

Close to Commercial & retail precincts with good access to public transport and carparking.

PREMISES

900m2 to 1,050m2 ground floor NLA suitable for customer service delivery. The agency may consider NLA plus or minus 10% at their discretion.

Minimum A-grade building specifications based on "A Guide to Office Building Quality" (Property Council of Australia 2019) and;

Building to address agency's Base Building Performance Specification version 4.2

Building classification to be suitable for office accommodation including customer service delivery.

Building Energy Efficiency Certificate is required for premises over 1,000m².

Energy and sustainability performance in accordance with the Net Zero in Government Operations Strategy.

One (1) secure carparking bay with dedicated electric vehicle (EV) charging point.

LEASE TERM

Preference for a 7-year lease term with 2 x 3 years options

Lease commencement date no later than 1 March 2027
