Invitation to Express Interest

Expressions of interest are invited for the provision of leased office accommodation for:

• Premises ranging from 620 to 750 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation.

• The premises must be located on the ground floor or the ground floor component of the premised must have a minimum net lettable area of 620 square metres.

• The premises must have a minimum of five (5) car parking bays including:

o One (1) secured and covered car parking bays for staff;

o 4 (4) customer car bays are required with two of these being accessible car bays to be provided on ground level in close proximity to the entrance. Space for optional additional five (5) customer car bays may be considered if available.

• Site location parameters:

o Located within the suburb of Katoomba, Leura or Wentworth Falls, NSW

o within commercial and retail precincts with good access to public transport and car parking;

• Lease term of either:

o seven (7) years, with two (2) options of three (3) years each; or

o ten (10) years, with two (2) options of three (3) years each;

• Be existing or a build in progress that can meet stated timeframes;

• Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia)
