Exceptional Leasing Opportunity: Warwick and Surrounds, WA

Invitation to Express Interest

Expressions of interest are invited for the provision of leased office accommodation for:

Premises ranging from 1000 to 1200 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation.

The premises must be located on the ground floor or the ground floor component of the premised must have a minimum net lettable area of 700 square metres.

The premises must have a minimum of nineteen (19) car parking bays including:

  • three (3) secured and covered car parking bays for staff;
  • sixteen (16) customer car bays are required with two of these being accessible car bays to be provided on ground level in close proximity to the entrance.
  • space for an optional additional thirteen (13) customer / staff car bays may be considered if available but is not a requirement.

Site location parameters:

  • Located within the suburb of Warwick, Balcatta or Greenwood WA
  • within commercial and retail precincts with good access to public transport and car parking;

Lease term of either:

  • seven (7) years, with two (2) options of three (3) years each; or
  • ten (10) years, with two (2) options of three (3) years each;

Existing and purpose built premises will be considered;

Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia)

Note: The area may be altered by plus or minus 10% at the agency’s discretion.
