Tender Description

The Mullumbimby District Neighborhood Centre (MDNC) operates Monday to Friday weekly providing services to the community throughout the day. Undertaking maintenance works at this facility is generally for urgent or emergency issues due to the operational requirements of the organization. Programmed works require areas of the building to be closed and scheduling works to be concise and on time is critical.

Complete the programmed works in a safe and timely manner with limited disruption to operations of the facility. Supply and install suitable products to meet and/or exceed Australian Standards.

Scope of Works:

*Removal of existing Awning windows and replacement with new Aluminium framed window sets as inserts to first floor of building. Repairs will be required to some concrete sills (Sika Monotop -352 NFG or similar) – inspection at mandatory site meeting, Contractor to identify/ supply appropriate warranties on methodology proposed.

*Entry Patio to be modified to meet AS1428.2 – Enhanced and additional Requirements for Buildings and facilities safe/compliant access and egress. To achieve these requirements, it is expected the removal of existing tiles to Patio and stairs at entry as well as adjust top of existing concrete accessibility ramp to comply with egress and entry access standards, as well as providing a minimum of P4 - 5 slip rating to finish.

*Modifications to entry doors to open outwards to comply with Fire Safety Regulations and be minimum width 1000mm operable leaf/s.

*Modifications to existing internal Hallway doors to meet Fire Safety Regulations.

*Modification to cupboard beneath stairwell to meet Fire Safety Regulations.

*Modifications to stair heights to meet NCC and Australian Standards.

**NOTE: Mullumbimby District Neighbourhood Centre is Heritage listed, as such, existing front doors will need to be compatible with or complement the existing heritage form of building.

Background information / Compatibility requirements

Demonstrated prior experience in delivering projects of a similar nature, working alongside an operating Community Services facility such as Mullumbimby District Neighborhood Centre.

These works are to be completed on time and to budget, all necessary site investigations are to be carried out prior to submission of quotation by prospective Supplier.

- Project delivery timeframe - Complete the programmed works in a safe and timely manner with limited disruption to operations of the facility. Supply and install suitable products to meet Australian Standards. National Construction Code + Building Codes Australia - Section D Access and Egress and relevant Australian Standards in: Demolition AS2601-1991, Glazing AS1288-2006.

- Project delivery Gannt chart to be included in submission.
