Expressions of Interest for Provision of Leased Warehouse
The Queensland Government seeks to lease good quality warehouse space with a minimum warehouse floor area of 8,000m2 to operate as a distribution centre.
Site location - The site should be within a 10km radius of Richlands.
Timing - Available for tenant fitout in June 2025.
Specifications - As a minimum, the warehouse will:
- accommodate not less than 6 levels of standard pallet racking and up to 1.6m in pallet height.
- be fully temperature controlled at 24°C (or able to be refitted for this purpose).
- have associated hardstand, external awning, office area, separate dock office, car parking and good heavy vehicle road and site access.
Other considerations -
- Design and construct proposals, soon-to-be-completed, and existing premises which may be suitably refurbished will be considered.
- Site facilities must have the potential to operate 24 hours a day, 7 days a week without limitation.
- Site and access is to be free from flooding.
- A long-term lease will be offered.
What to provide - Initial proposals should include address, Real Property Description, zoning, site and building areas (including individual areas for warehouse/office/hardstand), availability, site control (ownership details of site and other relevant details) and details of development experience (including capability and capacity in developing sites for the advertised purpose). Detailed plans and asking rentals should NOT be submitted at this stage.
Offer process - Following an evaluation of all proposals, short listed proponents may be provided with a full brief and invited to provide a detailed formal offer.
