Tender Description
Vacant land lots being offered for sale as part of this tender are Lots 1-7 SP332062 and Lots 10-17 SP332062. These vacant lots do not benefit from airside access. A map outlining the Lots can be seen in the Tender documentation.
The vacant lots are located within the ‘general business’ area within the Bundaberg Regional Aviation and Aerospace Development Precinct Plan of Development (‘POD’) which allows for Aviation related business to be established under self (accepted) development provisions and most Commercial and Industrial activities are code assessable. It is the responsibility of the Respondent to make necessary checks regarding their development application requirements. Council highly recommends speaking to its planning department for any specific details regarding your submission. Each Lot has access to town water, sewer, electricity and NBN services which are available at the property boundary. The Respondent is responsible for connecting into the services. Works associated with property accesses within the road reserve are the responsibility of the Respondent. The design and construction of a property access to an individual property must be built in accordance with Council’s applicable Planning Scheme Codes and Planning Scheme Policy for development works and Council’s standard drawings. All site infrastructure works, insurances, planning and development approvals including any legislative requirements are to be obtained by the Respondent.
All property for sale, Lots 1-7 SP332062 and 10-15 SP332062, are on the Environmental Management Register (‘EMR’). While Council undertook basic remediation works, the Lots were not removed from the Bundaberg Regional Council. Respondents are recommended to undertake their own due diligence regarding this matter. Please see relevant documentation in the attached Annexures for more information. All questions relating to the EMR and/or CLR should be directed to the Department of Environment & Resources Management, Contaminated Land Unit. Council is unable to provide advice relating to these matters.
Council has set a minimum reserve price plus GST as detailed in the table below. Additionally, Council will only accept offers above this minimum reserve price as shown in Section 2.2 of the Tender documentation. This Invitation to Offer has been prepared in accordance with Council’s Sale Terms – refer to the tender documentation and annexures. A copy of the REIQ Contract for Commercial Land and Building (‘Contract’), including Council’s Special Conditions is also attached.
Respondents must list any departures from the Contract terms as part of their submission see Returnable Schedule 3. Council is unable to negotiate the terms of the purchase other than those departures requested in the submission. Council highly recommends all Respondents seek legal and financial advice regarding all components of the Contract including any required departures prior to submission.
