Tender Description

The City of Sydney ("the City") invites Requests for Tender for the carrying out of Concept Design Services for the Hunter Street Precinct in accordance with this request.

The project will develop and refine the City North Public Domain Plan vision for the Precinct (adopted by Council in March 2023), test options and technical feasibility to arrive at a preferred Concept Design. This will allow public domain projects to be costed and will form the basis for negotiations between the City, developers and government in working towards the delivery of public domain works.

The City North Public Domain Plan establishes a vision for the future of the Hunter Street Precinct, in the context of a new Metro stations and development intensification. This vision now needs to be tested and refined to respond to site specific issues, access and servicing requirements, in consultation with developers, landowners and operators.

The focus of this concept design project will be to test and document to concept design level:

  • New pedestrian areas and shared zones
  • Arrangement of public domain elements such as seating, lighting, bins, etc.
  • Footpath widenings
  • Tree planting and landscaping concepts
  • Stormwater drainage concept
  • Traffic movement, site access arrangements, and local access/transport network planning

It is not expected that the consultant will undertake detailed design of the streets, and this work is not for construction. The project is to develop the concept designs to illustrate overall planning and layout of the streets and indicative geometries to a level that allows certainty for local access requirements, costing, and facilitates agreement between the City and developers regarding public domain outcomes.
