Lajamanu Holy Ground Ablution Blocks Upgrade

Central Desert Regional Council (CDRC) comprises nine communities or CouncilDelivery Centres, namely: Ti Tree, Atitjere, Engawala, Lajamanu, Laramba, Nyirripi, Willowra, Yuelamu and Yuendumu.This project consists of carrying out renovation of Toilet Blocks in Lajamanu Community.Lajamanuis located approximately 560 kms south west of Katherine, on the northern edge of the Tanami Desert and the eastern side of Hooker Creek.The contractor is to allow for all mobilization and demobilization costs including transport, travel and ongoing administrative costs. The contractor is to allow the council representative to confirm the design and finishes schedule prior to commencement of works.

BUILDING WORKS

The contractor to execute the renovation of a Holy Ground Toilet Blockin Lajamanu community within the council area, as directed by the project manager in Central Desert Regional Council.

PLUMBING:

•  3 x Monkeys Stainless Steel Toilets – 4 x Female & 2 Male + 2 Urinals
•  Push Button Taps
•  Stainless Steel Sinks x 4
•  Full Pipe Upgrade
•  New Taps/Shower Rose/Check combos
•  2 Onga Pumps – Increase Pressure to area
•  Refer to Appendix, photos 7 to 23 showing the areas of the toilet requiring plumbing works.

ELECTRICAL:

• Upgrade of Board
• New Circuit Breakers
• Lights on Timer to Male and Female sides, 4 per side
• WP Double G.P.O’S
• Gauges Over LED Lights
• Outside Sensor Lights to Male and Female sides, 2 per side
• Wiring to be encased with 25mm Conduit
• Refer to Appendix – photos showing service room. Photo 13 shows the service room.
• Refer overall photos in Appendix to see other areas of the ablution block.

PAINTING:

•  3-Coat Yellow Acrylic Paint
•  Outside Walls to be painted with Yellow Paint. (Except the Sheet metal wall towards the ground end. This is not to be painted. There are some existing art works which are to be retained. Further information on this is provided in section ‘xii’ of this Scope of Works).
•  Posts to be Black Colour
•  Floor to be Grey Colour
•  Kill Rust, Sand Posts and Paint
•  Spray all Steel Work
•  Paint Inside and Out 3-Coat
•  Paint Floor or Sand/Sealer – 2-Coat
•  Refer to Appendix for Photos.

SERVICE AREA:

•  New Heavy Duty Welded Steel Door x 1 Common Area
•  Paint Service Area
•  Lights in Service Area
•  Hot Water System off Ground
•  Full Plumbing Upgrade
•  Refer to Appendix – photos showing service area, photo 13 and 14.

INTERNAL & DOOR WORK:

•  Replace Existing Timber Slats with Modwood
•  Re-Screw
•  Paint Frames of Seats
•  Replace Internal Doors Lined with Composite Panel
•  Bolt on Hinges and Locks
•  Solid Block Timber Doors
•  Refer to Appendix for Photos

CONCRETE – ENTRY:

•  New Ramp Entry and Railings – Male and Female Access
•  1.4m wide x 4.3m long
•  Handrails
•  Refer to Appendix for photo showing building entrances 

PATHWAYS:

•  Cement Pathways to both sides of the building
•  Pathways to join up with new Ramp/Entry Point
•  Batch & Hand Pour Concrete On Site
•  Including Formwork Boxing and Mesh
•  Path to be 1.2m wide and of the length of the building
•  Refer to Appendix for Photos showing two sides of the building . Pathways to be built on these two sides of the building.

REPLACEMENT OF OLD SYSTEM WITH NEW HOT WATER SYSTEM:

•  Remove Old System and Tank from Roof
•  Re-screw Roof Sheets
•  Install new Hot Water System. Quantity – 2 x New Copper Pipes to 20mm – Full Upgrade.
•  Refer to Appendix photo 2 and 3 showing the tank on top of the roof. This is to be removed as advised above.

MISCELLANEOUS:

•  Weed Kill and Mow around Toilet Block
•  Female and Male Signage
•  Refer to Appendix photos. Weed/grass around the toilet block doesn’t that bad. However, contractor to allow to mow it as part of hand over the works to CDRC.

PLUMBING SEPTIC PIPES:

•  Camera Inspection/ Clean/ Flush
•  New Pipes 100mm
•  Vent Pipes Toilets
•  Full report on Septic Lines
•  Refer to Appendix photos.

ROOF:

•  Replace Roof with Insulated Panels 110mm Thick
•  Refer Appendix photos 1 to 6 to see the existing roof.

EXISTING ARTWORK:

•  Retain existing artwork
•  Excluding painting to artwork
•  Cover existing artwork with clear polycarbonate for protection
•  Refer Appendix photos 25 to see the current existing artwork which are to be retained.

ENTRY WAY:

•  Solid Steel Wall & Nib Wall to Female side
•  Solid Steel Wall & Nib Wall to Male side
•  This wall divides male and female sides for privacy
•  Refer to Appendix for photo showing building entrances, where the solid steel wall and nib wall to be built 

ANY OTHER ADDITIONAL WORKS:

• CDRC is looking to renovate the existing toilet block and bring it back to operation. Above are the scope of works generated after having a detailed site inspection. In addition to the above identified works, CDRC request the contractor to go through the photos and allow for any additional works if identified. CDRC doesn’t intent to provide any variations on the quote as the works commence
