Tender Description

⁠⁠⁠Wollondilly Shire Council is seeking real estate professionals to act on Council’s behalf for future property leasing, sale and acquisition opportunities and services. Successful applicants will be selected and appointed having regard to their skills, experience and qualifications relevant to the selection criteria.

Council is looking to appoint appropriate firm/s for potential property sale and acquisition services including commercial property leasing. The successful firm/s will be able to undertake work for Council over the next three-year period as directed and specifically engaged on an individual project basis.

SELECTION CRITERIA

Expressions of Interest will be assessed against the following criteria:

To be eligible for consideration, a person/firm must at a minimum meet the following requirements:

  1. have relevant experience and capacity as a practising real estate professional in NSW, and
  2. have experience providing services to local government organisations, and
  3. have relevant expertise in commercial leasing and/or acquisitions/sales, and
  4. ability to provide real estate commissioning and consultancy services at a competitive rate that reflects value for money for Council.

ADDITIONAL REQUIREMENTS

Council will also consider the following additional requirements in selecting service providers:

  • ability to act in accordance with the Wollondilly Shire Council Code of Conduct
  • ability to prepare reports and advice at a high standard for inclusion within both confidential and publicly-viewable reports of the Council
  • ability to communicate effectively and work in partnership with officers of Council
  • demonstrated performance and achievements delivering the required real estate expertise

ELIGIBILITY

A person/firm is not eligible to be considered for services to Council if they are not a practising licensed real estate professional in NSW with a Class 2 real estate licence. For the term of any commissioned work with Council, the licence and membership with the Real Estate Institute of NSW (REINSW) must be maintained and any forfeiture, lapse or disciplinary action commenced by REINSW will result in real estate services not being offered or withdrawn.

TERM OF APPOINTMENT

The selected firm/s will be able to undertake work and services for Council over a two-year period subject to satisfactory performance and delivery of services.

The main services required by Council include:

  1. acting as agent for prospective purchase and sale of property on behalf of Council by open market sales campaigns and negotiate transactions on a fixed commission for service basis.
  2. act on behalf of Council with marketing strategies and campaigns to identify prospective tenants and negotiate transactions for leases on a fixed commission for service basis.

APPLICATIONS

Applications must provide the following information:

  1. a statement responding to the selection criteria and the additional requirements
  2. commissioning structure for services
  3. Business Status, ABN and certificate of current Professional Indemnity Insurance
