Invitation to Express Interest
Expressions of interest are invited for the provision of leased office accommodation for:
Premises ranging from 9,500 to 10,500 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation.
Note that the above represents total NLA for co-location, however the entities will also consider separate locations.
Site location parameters:
1. Must be within the Brisbane CBD within the zone outlined in Attachment A
2. Within commercial and retail precincts with good access to public transport
3. Environmental standard of minimum 4.5 Star NABERS
4. Zone 2 security level with a small number of Zone 3 rooms
5. And Special Features:
-Securable floor/lifts (s)
-High level of natural lighting
-Quality building entrance / foyer
-Capacity for after-hours air conditioning
-Capacity to provide supplementary air
-Floor/s to either provide a high quality fit out or be fully refurbished and back to open space
-Quality end of trip facilities
-DDA Compliance
-24/7 access to building and carparking
-Access to vehicle e-charge points
Respondents are to provide two term options as follows:
1. Ten (10) years with three (3) options of two (2) years; and
2. Five (5) years with two (2) options of two (2) years and one (1) option of one (1) year.
The building must be existing or a build in progress that can meet stated timeframes.
Preferred Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia).
