Invitation to Express Interest

Expressions of interest are invited for the provision of leased office accommodation for:

· Premises ranging from 850 to 950 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation.

· The premises must be located on the ground floor or the ground floor component of the premised must have a minimum net lettable area of 850 square metres.

· The premises must have a minimum of twenty-three (23) car parking bays including:

o four (4) secured and covered car parking bays for staff. Space for an optional additional twenty-six (26) secured staff car bays may be considered if available;

o nineteen (19) customer car bays are required with two (2) of these being accessible car bays to be provided on ground level in close proximity to the entrance. Space for an optional additional eleven (11) customer car bays may be considered if available.

· Site location parameters:

o must be within Browns Plains, QLD

o within commercial and retail precincts with good access to public transport and car parking;

· Lease term of either:

o seven (7) years, with two (2) options of three (3) years each; or

o ten (10) years, with two (2) options of three (3) years each;

· Be existing or a build in progress that can meet stated timeframes;

· Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia)
