Tender Description

Bayside Council is located on the shores of historic Botany Bay between 7km - 12km from the Sydney CBD and covers an area of 50km2 bounded by South Coogee, Chifley and Port Botany to the east, Cooks River to the north, Georges River to the south and Kingsgrove to the west. The area is highly urbanised with a strategic position in relation to the major transport corridors to Sydney (Kingsford Smith) Airport, Sydney CBD and Port Botany. Major roads in the area include General Holmes Drive, the Princes Highway, the Grand Parade, President Avenue, Forrest Road, Marsh Street, Wickham Street, Botany Road and Stoney Creek Road.

An established area, Bayside’s population growth has been relatively stable. Council is assisting the City's future growth by approving high density housing where appropriate and implementing a major urban regeneration project which is transforming the industrial precinct at Wolli Creek into Sydney's southern gateway.

Bayside Council has several commercial centres – Rockdale, Botany, Arncliffe, Brighton Le Sands, Kingsgrove, Ramsgate, Mascot, Botany, Pagewood and Eastgardens.

The building offers an incoming operator the potential to secure one of the few large format food and beverage opportunities still available in the Inner Sydney Metropolitan region. Located on the border with Botany, a short drive to the Botany retail strip and on the doorstep to some of Sydney’s most famed precincts, in the City’s Eastern and Inner suburbs. Council is seeking tenders to lease and operate the Botany Golf Club House from experienced hospitality operators who can demonstrate outcomes such as:

• An ability to develop and successfully implement dynamic and innovative concepts;

• A proven history in operating food premises with business acumen;

• Compatibility with the golf course surroundings and an ability to activate the space; and

• Superior commercial leasing terms that enhance Council’s rental yield.

Tenders will be assessed on merit against the Evaluation Criteria and are required to address each of the returnable schedules in Part C.
