Tender Description
The Principal requires the
services of a suitably qualified and experienced builder to replace and rework
the existing timber wall at the Margaret River Civic Administration Centre, in
line with the scope of works provided by Bollig Design Group.
The Southern Wall at MRCAC was found to be buckling and warping due to
increased moisture content. On removal of the jarrah weatherboards, it was
noted that even though there was evidence of breakdown of surface treatment,
the convex buckling was mostly due to moisture uptake on the underside which is
untreated. The water ingress appears to be from capillary action, possibly
caused by the angle of the wall (condition report attached in documents).
The evidently permanent nature of water ingress, coupled with being on the
south side of the building with minimal evaporation, the problem will not
disappear, and the condition of the boards will continue to deteriorate. This
has also impacted on the batten structure along with the internal wall and
ceiling linings in the Councillors Lounge and Chambers, which have started to
rot in the damp environments.
