George Street, Sydney Speculative Fitout

⁠⁠⁠The City of Sydney (the City) invites Expressions of Interest for the design and construct fitout of vacant office suites at 343 George Street, Sydney in accordance with this request.

The City aims to maintain a diverse income base, with income sources outside Rates and Annual Charges, to reduce the burden on ratepayers funding all of the City's ongoing operations. The City has a property revenue strategy and plan, articulating the goals and actions for the commercial portfolio. The fitout of the vacant suites is required in order to generate income for the benefit of the City which is consistent with the City's aims.

343 George Street, Sydney, or CBC Bank (former) is located on land holding Lot 2 DP 771947. It occupies the south eastern quarter of a city block of land. It is bounded to the east by George Street; to the south by Barrack Street; to the west by the building at 10 Barrack Lane (corner of York Street); and to the north by Barrack Lane, which is a service alley with a dead end running off York Street.

The former CBC Bank at 343 George Street has been identified as being of State heritage significance and is listed on the NSW State Heritage Register (SHR), Item 00428.
The project is a fitout of existing vacant office suites which includes wall partitioning, floor coverings, furniture and joinery, workstations, essential services relocation, lighting, and air conditioning. The fit-out will effectively allow a prospective lessee to plug and play with minimal time required to occupy the space from executing a lease with the City.

The City is seeking to engage a suitably qualified construction team with demonstrated experience delivering Design and Construct type contracts for commercial office fitouts in Heritage Assets within the stipulated time frame in order to optimise rental returns.
