Maintenance of Air Conditioning System in Nambucca Valley Council Buildings

The successful Contractor will be required to perform Air Conditioning Maintenance Duties to the cycles nominated in Schedule 3 in Specifications of Works for Nambucca Valley Council. Contractors may also be required to respond to call outs for system/unit failures and will be reimbursed at an agreed rate and agreed response time (information to be provided in the Quotation Form Attachment).

General Maintenance Duties for Air Conditioning/Heat Pump Systems

1 Check and clean condenser coils/fan coil units

2 Check and clean drain pan

3 Check and clean condensate drains/tray

4 Leak test all coils and connections

5 Check capacitors

6 Inspect cabinet and for mould growth, remove as required

7 Clean and sanitise evaporator coil for mould and mildew prevention and removal

8 Check and clean air filters

9 Check all supply vents for air circulation

10 Test electrical system (voltage and amps), heating elements, current draw on motors against ratings, controls, capacitors, safety switches, relays, contactors and connections

11 Check crank case heater

12 Check all pumps, reversing valves and auxiliary equipment

13 Check all belts and pulleys for correct operation, undue vibration and rectify

14 Lubricate motor and blower bearings

15 Check for corrosion and treat

16 Check thermostat calibration/set points

17 Check/test refrigerant flow control, pressures and levels

18 Check operating temperatures and drop across coils

19 Clean ceiling cassettes and grilles (can be rotated depending on condition and frequency)

20 Provide report and billing
