The Principal is responsible for the management of approximately 3,600 residential properties throughout the Sydney metropolitan area. The properties include houses, town houses, villas, apartments and pensioner units. The Principal also undertakes fee for service management of residential properties for other organisations and individuals.

The Principal is seeking tenders for the provision of maintenance and servicing of fire safety systems and equipment (the Works) to be delivered in accordance with the draft contract (as executed in any resulting contract), current legislation and the Bridge Housing Asset Management Plan.

The Principal strongly prefers that essential features of the Works are not subcontracted.

The Works required will include:

• Professional advice with respect to legislative compliance, upgrade of obsolete systems and safety;
• Repair work to existing systems;
• Supply of Goods for existing and replacement systems, and
• Periodic inspection and certifications.

The essential feature of the contract will be the completion of an annual fire safety statement at the buildings described in Returnable Schedule 4 and in addition the completion of smoke detector compliance in free-standing dwellings at prescribed properties listed in Returnable Schedule 3 Lump Sum Stand Alone Property (excel sheet).

The Contractor(s) are to be fully operational at a date that is mutually agreed between the Principal and the successful tenderer(s), estimated to be 1 July 2021.
