⁠⁠⁠The City of Melville is seeking proposals to lease part of the premises at LeisureFit Melville (LFM). Ground floor of approximately 230m2 and Mezzanine level of 91.9m2, total area: 321.9m2. The consideration will be in the vicinity of $42,566 p/a gross plus gst as per market value assessment.
Proposals should have relevant synergies between your organisation and the nature of operations of LFM.
The tenancy comprises the former gym space which is no longer used (the gym has been relocated).
The ground floor comprises primarily an open plan area and incorporates a small consulting room/office.
The mezzanine floor comprises an open area with access via a staircase at the southeast corner.
The fit out is typical of a gym of this nature with plasterboard/glazed linings, plasterboard/metal ceilings (raised), mounted and recessed fluorescent lighting, rubber mat flooring and wall mounted TV's. 2 split system air-conditioning (ceiling) units are provided to the mezzanine.
Ducted air-conditioning and a built-in speaker system are evident; however, it is unclear to what extent these could be controlled by a potential occupier of the space.

The space has access to an open courtyard along the northern elevation noting a gate provides external access.
