The purpose of this brief is to communicate the Dilapidation and Condition Report requirements associated with the delivery of the proposed Kingaroy Transformation Project (KTP). 

The proposed works will include full demolition and reconstruction of footpaths, road pavement and renewal of infrastructure from the property boundary edge on one side extending through the road corridor to the adjacent property’s boundary edge. Works will be occurring adjacent to approximately 80 individual buildings consisting of 106 businesses along Alfrod St, Haly St, Kingaroy St and Glendon St; Refer to attached plan works area indicated in Yellow. 

Council requires the successful consultant to undertake a visual assessment and the descriptive and photographic documentation of the existing building condition and all existing defects/damage to each individual building façade and immediate surrounding area. Details of each building address, lot and plan numbers and street address have been provided. 

Construction is scheduled over an 18-month staged program. Dilapidation reports will be best undertaken in three stages ahead of construction. businesses are identified broken down into these segments and labelled A, B & C in the BOQ.

Construction/dilapidation Program:

South Burnett Regional Council have scheduled to start works adjacent to buildings along Alford Street in January 2021 with the sequential sections commencing following throughout 2021.
