Tender Description

⁠⁠⁠Lake Macquarie City Council's (Council) Administrative Centre at 126-138 Main Road, Speers Point, consists of commercial office space over three levels as well as a public reception area and Council Chambers (GFA approx. 7,141 sqm). The existing building was constructed in the 1970s and does not meet the needs of users in terms of space and modern workplace amenity. As part of Council's shared vision and commitment to becoming a more flexible, innovative and collaborative organisation, Council is undertaking a reconfiguration and refit of its workspaces (GFA approx. 4,458 sqm). The project will create spaces that are flexible to the needs of Council employees, support creativity and innovation, and allow staff to work together more effectively as an organisation. The project will also unlock much-needed space for staff within the Administrative Centre.

The building is operating at close to capacity and the current layout does not make effective use of the space at hand. This project will ensure Council staff have the space they need to thrive, and the building remains a functional Council asset for years to come.
While the works are being undertaken, it is proposed to accommodate staff in temporary office accommodation (demountable structures) on vacant land immediately adjoining the Administrative Centre. The refit works will be staged to minimise overall disruption to the staff and their duties.
The Creating Spaces: Administrative Centre Workspace Refit project aims to address current workplace shortfall through:
- Remediation of the vacant site adjacent to the Administrative Centre;
- Finalisation of design and construction of temporary workplace accommodation for Council staff throughout the Works;
- Progressively decant staff from the Administrative Centre;
- Progressively demolish and refurbish existing floors (Ground, First and Second) of the Administrative Centre; and
- Upgrade infrastructure services for the existing building including communications infrastructure and replacement of the main switchboard (MSB).

PRE-TENDER MEETING AND SITE INSPECTION
A non-mandatory pre-tender meeting will be held.
