The Bloomfield Group (TBG) is an Australian owned and operated group of private companies with interests in mining and engineering in the Hunter Valley, NSW.

The Group employs around 600 people and operates two open-cut mines; Bloomfield Colliery at East Maitland and Rix's Creek, 5km northwest of Singleton, NSW.

Coal from both sites is railed to Port Waratah Coal Services (PWCS), of which Bloomfield is a founding member and current shareholder. The company's engineering businesses include Four Mile Engineering at East Maitland, and Kings Engineering in Rutherford and Lithgow.
The Group also has equity positions in companies specialising in renewable energies, recycling and biofuel production.

SERVICES REQUIRED:
The Bloomfield Group invites Expressions of Interest (EOI) from suitably qualified agents for its Total Property Management Services.

BACKGROUND:
The Bloomfield Group owns a total of 28 residential properties and separately 6 agistment properties situated within the surrounds of Singleton, NSW.
The majority of the properties have a history of long term tenancy/agistment arrangements.
A brief summary of the Works includes, but is not limited to:
1. Provision of a dedicated property manager for TBG properties;
2. Periodic property inspections and detailed reporting;
3. Management of utilities where required;
4. Strict rental arrears procedures;
5. Annual market rental appraisals;
6. Facilitation of repairs and maintenance. Including payment of trade providers and reporting on completion;
7. Provision of financial statements to TBG;
8. Management of tenant relationships including total management of leasing arrangements (incl. prospective tenant reference checks & leasing contractual arrangements/requirements), advertising of properties (as and when required);
9. A commitment to current up to date compliance with relevant regulatory and statutory requirements for the property portfolio.
The successful Tenderer shall carry out all activities required to ensure that the level of presentation, maintenance and safety of each property is maintained to the highest quality of residential housing, as required by TBG.
It is essential that all Tenderers have a previous high level of experience in total property management services
The purpose of the EOI process is to select prospective tenderers as part of a two-stage procurement process, involving both open Expressions of Interest (EOI) to establish interested parties, followed by the issue of a restricted Invitation to Tender (ITT), to a short-listed group of respondents to this EOI.
As a minimum, the EOI shall complete and return the attached Capability Statement and shall provide the current Total Property Management Services provided by the tenderer, including the size of the rental portfolio, and address the tenderers capability to manage TBG's business requirements.
Invitations to participate in the second stage (ITT) may be restricted to respondents who have submitted a response to the EOI and who are accepted by TBG to be placed on a shortlist.
The issue of this request for EOI does not commit or otherwise oblige The Bloomfield Group to proceed with any part or steps of the process.
