The Highviews building at 81-85 Flushcombe Road is largely comprised of three attached low-rise buildings, all of which are used for commercial use. Each of the three buildings consists of five (5) commercial levels and two (2) carpark basement levels (shared between the three (3) buildings). Each building is served by an existing heat rejection plant consisting of one (1) cooling tower and one (1) condenser water pump. The cooling tower serves floor mounted water-cooled package units located on each commercial floor.

Currently, there is no BMCS system on site to automatically control and monitor the mechanical systems. Also, a large amount of the existing mechanical equipment is beyond it’s economic life cycle and requires replacement.

The overall aim for the project is to remove the existing mechanical equipment that has been identified to have exceeded it’s life expectancy and replace it with new, more efficient equipment as well as providing for a new BMCS system to provide automatic control and monitoring to all identified mechanical equipment in order to improve the buildings’ efficiency as well as reduce the building’s energy consumption.
