Tender Description

⁠⁠⁠The Project consists of two Buildings, Tower A and Tower B, sitting atop a 5 storey Basement and 2 levels of podium.

The basement consists of car parking, loading dock and a linear accelerator bunker, whilst the podiums have a combination of entries, retailtenancies and tenancies. Above the podium, there is Tower A which is a 4 level Class 9a (Health) facility and Tower B which is a 6 level Class5 (Commercial) facility. There is a proposed bridge to provide a link between the North Shore Health Hub and the existing North Shore PrivateHospital over Reserve Road.

The project scope involves the design and construction of the base build works with integrated fit-out to be undertaken by the tenant. There isalso an existing warehouse on the site which is to be demolished as part of the scope.

The new building has a total GBA of approx. 44,500m2.

The extent of the works shall include the complete design and construction of the Subcontract Works, but not be limited to, all of the following,in accordance with the all other Subcontract Documents:

1. The supply, delivery and installation of all painting to all areas including all necessary labour, plant, materials and equipment required tocarry out the works. All finishes will be in accordance with the Specification, Drawings, PPR and Finishes Schedules and shall include, butnot be limited to the following works:

a) Carpark Levels, Dock levels & Plantrooms
i) Painting to concrete slab soffits including u/s of high level dock slab prior to installation of high level services
ii) Painting to basement and loading dock blockwork and concrete off form walls
iii) Painting of all plasterboard walls and ceilings
iv) Painting to render to back of lift lobbies
v) Directional markings and level markings to basement walls and columns
vi) Linemarking to carparks including chevron, direction arrows and all other stencils as shown on plan
vii) Trafficable epoxy sealer to all basement floors including plant rooms
viii) Paint external downpipes from rooftop plant rooms on tower A and B

b) Fire Stairs / Access Stairs
i) Painting of concrete slab soffits and walls
ii) Painting of all stair nosing

c) Ground Floor, Podium Floor, Tenancy floors (including lobbies)
i) Painting of plasterboard ceilings and walls to lift lobbies / foyer
ii) Painting to off form concrete columns
iii) Painting inside fire hose reel cupboards/enclosures

d) Wet Areas including Amenities and EOT facilities
i) Painting of wet area plasterboard ceilings
ii) Painting of all doors and door frames
iii) Painting of light grey epoxy non-slip to dock level EOT facilities as per base building brief

e) Externali) Painting to blockwork walls and off-form concrete from B5 to Ground on North & East elevations
ii) Allow for PF04, PF12, PF59 and PF60 as per finishes schedule and elevations
iii) All exposed concrete slab edges
iv) Apply anti-graffiti to slab edge/blockwork wall from B5 to B4. (extra over price)

f) Substation & Plant Rooms
i) Painting to all walls and ceilings of substation
ii) Sealant to all plant room slabs (excl rooftop)
iii) Painting to plasterboard ceilings/walls in plant rooms

g) Waste Room, Clinical Waste Rooms, General Waste Room and Diesel Pump Room
i) Epoxy paint to walls up to 1500mm and slab
h) All Doors & Door Frames
i) All internal and external doors and door frames across the project to be painted in gloss enamel paint as per finishes
