Subdivision Concept Plan, Faulder Avenue, Yass

Develop an overall concept subdivision plan for how the site could be developed.

Council owns approximately 45 ha of land off Faulder Avenue, Yass. The site has been identified as being surplus to Council's needs however part of the site is currently being used and this will continue until an alternate arrangement has been made. Accordingly, Council is seeking options for its eventual development and disposal.

The concept plan is to provide for:
* Existing Waste Transfer Station;
* Proposed Companion Animal Facility;
* Possible emergency services facility
* Other lots which could accommodate a range of land uses (in the event land was rezoned from SP2 Infrastructure to B5 Business Development)

The concept plan must indicate preferred options for access to the land to the east of the railway line.

In addition to the above, a preliminary assessment is to be included of:
* Ecological values of the site/ railway corridor access point(s)
* Due diligence for any Aboriginal values or objects
* Availability of infrastructure for essential services
* Potential land use conflicts (e.g. Best practice sitting / separation distance between companion animal facility and residential land uses)
