Tender Description
The subject site, with a combined area of approximately 2,909 square metres, is bound by Field Street to the south east, Memorial Lane to the south west, Masel Lane to the north-west and Rookwood Street to the north east, as shown below. The adjacent land uses surrounding the subject site are all residential.
The existing building, a late 1960's style double brick and tile structure, is predominately two storeys with a centrally located third storey set back from the primary street frontage of Field Street. The premises, formerly used as a short term hospital providing 7-9 Field Street, Mt Lawley 3 accommodation for drug and alcohol rehabilitation purposes, was later re-adapted by the Western Australian Alcohol and Drug Authority (WAADA) for office use.
The gross building area is estimated at approximately 2,000 square metres.
The building covers most of the subject site apart from an open space area at the corner of Field and Rookwood Streets that is now ear-marked as a "tree preservation pocket".
