Council is seeking a tenant for Wherry House in Charters Towers, North Queensland.
Wherry House is located at 34-36 Gill Street, Charters Towers. The building configuration includes a ground floor consisting of an office and a large open area, a kitchenette, a toilet and a strong room, the rear of the ground floor (The Apartment), consists of a room, a kitchenette, a toilet & shower & 2 small open areas, the first floor consists of a large meeting room with concertina doors, 3 office areas, a kitchenette area (not equipped), a storeroom & male and female toilets. There is undercover parking and open parking for approximately eight vehicles.
Plans of the site may be available upon request. A Draft Lease document for the site is yet to be prepared, however an example of a Draft Lease which may be used is attached.
Site inspections can be arranged by initially contacting the Principal’s Representative, who will then refer this on to the relevant Council contact.
Particular matters that will require addressing in the proposal to Council include:
a) Council is seeking proposals from interested parties to enter into a lease of Wherry House for a term yet to be negotiated .
b) Business proposals are sought from applicants demonstrating how to maximise the use of the complex to its greatest potential. The business proposal will set out the conditions under which the applicant is wishing to lease the complex, which will require negotiation with the Principal and included in the lease agreement. Applicants are to provide Council with information such as methods of operations, number of staff to be employed and initiatives or functions which will occur at the complex and maximizing its uniqueness. Council will consider all proposals to determine the best outcome for the tenancy of the building.
c) Insurance coverage will be required similar to that specified in the example draft lease document.
d) The successful applicant is not to sub-let the lease without the prior express consent of Council.
e) Council is governed by relevant legislation requirements. The successful applicant will be required to present Council with copies of their Work Health & Safety Management Plan, Environmental Management System and Complaints Management Policy.
