LG314/1211/18/054 - The City of Gold Coast (COGC) owns and operates the two Waterside office buildings at Holden Place, Bundall. The current mechanical systems consist of the following elements;
* Roof Mounted Force Draft Cooling Tower
* Plantroom Mounted Condenser Water Pumps (duty/standby)
* Condenser Water Reticulation System (riser located in on-floor plantrooms)
* Water Cooled Packaged Air Handling Units (located within on-floor air handling unit plantrooms - 2 per floor)
* On-floor Variable Air Volume Devices with Electric Reheat (fan assisted devices for internal zones)
* On-floor relief/smoke exhaust fans
* Tenant in-ceiling water cooled packaged units (connected to the building condenser water system)
* Tenant direct expansion air conditioning systems (consisting of remotely mounted condensing units)

Over the past 4 years the on-floor mechanical services have been replaced in stages to coincide with the respective tenancy fitouts. The existing base building packaged units are beyond their economic life expectancy, are delivering less than the required capacity and require replacement.

The new mechanical systems are to integrate into the current building systems and provide an energy efficiency upgrade of the mechanical systems.
