Tender Description

⁠⁠⁠The project includes the following stages for quality control:
1. Draft detailed architectural, structural, civil and services design for review and approval by City.
2. Preparation of all documentation and applications for building and planning approvals.
3. Preparation of QA information to permit site works:
a. Staged program
b. OHS site plan with SWMS for high risk activities
c. ITP plans for construction activities with nominated design consultants and City inspection hold points
d. Access and security systems to meet with Civil Aviation Safety Authority (CASA) security requirements
e. Structural shop drawings
f. Details of all subcontractors for approval by City

4. Prior to onsite works commencing, the contractor will be responsible for erecting a temporary airside boundary fence. To enable access to the airside area, the persons undertaking the fencing works will be required to undertake an induction to gain VIC pass approvals and then arrange in advance for a City Airport Reporting Officer to supervise these works. Indicative locations of temporary airside boundary fencing and final permanent fencing have been shown on concept plans (attachment 7.3). Exact location of temporary and final airside fences is to be determined during the detailed design stage.
5. Site earthworks and foundations preparation including service connections to building
6. Concrete foundations
7. Structural frame erecting and cladding including services for hangar area
8. Internal offices framing and finishes with services
9. Car park, access road, crossover and pathways constructions
10. Commissioning, testing and handover of all as-constructed plans and warranties to achieve Practical Completion

A concept layout plan for the hangar, offices, access road and parking is provided for guidance in preparing proposed RFT concept drawings (see attachment 7.3). The dimensions and areas shown are the minimum for area activity needs.

General specifications for the construction are also contained in the RFT attachments. This document includes detailed room data sheets to assist in the preparation of draft design documents.

Detailed dimensioned drawings required to be submitted with the RFT submission to include as a minimum:
1) Site layout plan with dimensions to clarify locations, size of buildings and parking and access
2) Extent of earthworks plan .
3) Layout plan to indicate floor and surrounding levels (inclusive of overland storm water drainage proposal).
4) Service connection details.
5) All four side elevations showing doors, windows and dimensions.
6) Offices layout plan with dimensions and details of indicative internal furniture (supplied by others) layouts plus locations of all required communications and electrical outlets.
7) Internal layout details of nominated hanger services.
8) Spread sheet confirming all finish details and proposed product supplier and models.
