North Bungendore, Planning Proposal Assessment, Aboriginal Cultural Heritage

⁠⁠⁠Council has received a planning proposal for the rezoning of land at North Bungendore known as Part Lot 1 DP 798111. The planning proposal seeks to rezone the subject land from RU1 Primary Production to a range of land use zones including R2 Low Density Residential, R5 Large Lot Residential and RE1 Public Recreation.

The rezoning would enable a subdivision application to be submitted for the creation of approximately 309 residential lots (exclusive of 500 metre radius from the boundary of Lot 1 DP 798111 and Lot 44 DP 754876).

The planning proposal has been prepared by the applicant's planning consultant. Under Part 3 of the NSW Environmental Planning and Assessment Act 1979, Palerang Council is the relevant planning authority and is responsible for the preparation and carriage of the planning proposal.

Council has considered the planning proposal and resolved on 4 December 2014 to submit the planning proposal requesting a Gateway Determination to the NSW Department of Planning and Environment.

On 27 April 2015 the NSW Department of Planning and Environment provided a gateway determination that the proposal may proceed subject to the conditions outlined in the determination, including a range of required studies.

This brief relates to an identified study and is for the assessment of Aboriginal Cultural Heritage within the study area.

The subject study area is outlined in Map 1 (see attached brief) and includes the land subject of the Gateway Determination (Part Lot 1 DP 798111), and adjoining land to the north (Lot 1 DP 880087) to enable consideration of infrastructure and environmental connections, and possible future master planning. Land within the identified expanded study area to the north of Lot 1 DP 798111 may be the subject of a further planning proposal.
