Tender Description
The Works comprise the design development, construction and commissioning for the Repurposing the Chan - A new Museum and Arts Gallery of the Northern Territory. The new facility will be ultimately managed by the Department of Arts and Museums, NT. The project’s aim is to convert the existing Chan Building into contemporary exhibition space including public amenities, a café and retail space. The building is currently categorised as class 5, and the refurbishment will require design inputs to ensure the refurbished building will meet class 9b for its new purpose.
This contract is a fixed lump sum contract in the amount of $ 19,253,600.00 (GST Inc.), which includes Provisional Sums for Indigenous Employment of $ 1,800,000.00 (GST Inc.) and the Novated Design Consultant of $ 839,600.00 (GST Inc.).
The design development, ‘for construction’ documentation and construction of the Repurposing the Chan - A new gallery for the Department of Arts and Museums, NT project in accordance with the Principal’s design and the contract documents. The design intent, design details and finishes, building envelope, performance criteria and architectural expression as described in the design documents are not to be changed without permission. The works also include all necessary statutory approvals, certifications, production of operational management documentation, work as executed documentation and graphic representations as required to convey the project intent to stakeholders.
As part of this tender documentation, the initial project concept design and reports from DKJ Projects. Architecture, have been included for information only, as the design has progressed. These concepts were based on the new gallery being contained within the existing building footprint, but this is no longer a limitation. The Project Development Group (PDG) has provided all documentation (existing drawings, reports, etc.) within this tender documentation, which was collated during project initiation stage, and provided for information.
The PDG has also provided project limitations and opportunities for your information and consideration while designing your tender concept. Convergence Associates have been engaged by the PDG as the Project Team’s Independent Subject Referral Experts. Convergence has collated a Preliminary Functional Brief (Attachment B) that collates the initial Client planning sessions for your information.
The Contractor will take ownership of existing project documentation and will review, update, then maintain the project documentation until completion of the project, where documentation will be returned to the Principal for the occupation phase.
The design consultant and contractor will be responsible for the commissioning, coordinating and financially managing the various sub-consultant services required for the project as part of this Request for Tender (RFT).
The contractor is to be the single point of contact between the various consultants and sub-consultants, and Superintendent. The Contractor’s first point of contact with the PCG and Stakeholders will be through the Superintendent’s Representative. All site visits will be coordinated by the Superintendent’s Representative. All visitors must adhere to the strict site rules.
