Project Background:
An area of land to the East and South of the current Warringah Aquatic Centre site has been identified as suitable for the construction of community facilities.

This area was identified in:
* The draft Master Plan prepared for the whole of the Warringah Aquatic Centre Site showing how community facilities would complement and enhance the current recreational facilities at the Warringah Aquatic Centre, and
* Two submissions for the construction of community facilities as a site which would meet the requirements of a Public Private Partnership (PPP).

Warringah Council has decided not to progress the PPP proposals as proposed, but rather to lease the land to parties(s) which would construct these community facilities.

Project Scope:
Council is calling for tenders from suitable groups for the lease of land being a portion of Lot 7349 DP 1167548 and Lot 1192 DP 752038 Aquatic Drive French's Forest for one or both of:
1.1 Provision of an indoor gymnastics centre
1.2 Provision of indoor sports courts with associated uses

The successful tenderer will be required to:
* Design, build and operate a facility that meets the lease requirements
* Fund the development and ongoing operations of the facility without financial assistance from Council
* Lodge a Development Application (DA) within 6 months of being notified as a successful tenderer for the use and construction of a building and any associated works
* Commence construction of the building within [6 months] of being granted a DA.
* Operate the facility in the manner put forward in the tender submission.
* Provide community benefit through the provision of the facilities proposed
* Pay rent to Council in accordance with the lease terms.

Warringah Council considers this area an important precinct for the community and as such the design of any proposed facility will need to integrate with the current Warringah Aquatic Centre as well as any additional facilities proposed at this location.

All tenderers will need to satisfy themselves before lodging a proposal as to the development potential of the site.
