Maintenance of Fire Safety Installations
Central Plaza Hervey Bay is an open mall commercial centre consisting of 4 free standing buildings that provide a net lettable area of 6452 m2. The tenancies of the complex consist of banks, offices, retail shops, medical and the Post Office.
The complex has recently been sold and the new owners require tenders for services located within the complex.
Scope of Works:
1. Provide a maintenance, testing, tagging and inspection service of equipment as outlined in the equipment list below. Where applicable, the fire contractor shall allow for 1, 3 6 and 12 monthly testing in conjunction with mechanical contractor as required to comply with current Australian standards. The equipment listed is indicative only. The Contractor is required to ensure all base building equipment is included in the tender submission. This equipment list does not limit the Contractor's responsibility to maintain all equipment covered under the agreement.
2. Provide a seven (7) days 24 hour call out fault finding and repair service within response times specified below. The required response of the callout, urgent or non-urgent, shall be specified by the Property Manager. Where a required response is not specified, the response shall be non-urgent.
3. Prepare submissions, service and fault reports and quotations for repair work within specified time limits.
4. Comply with all statutes, regulations, ordinances, industrial agreements, safety requirements, security requirements, by-laws or requirements by authorities having jurisdiction over the property. Where registration of equipment is required, the Contractor shall arrange registration/re-registration and pay any associated fees. This shall include but not be limited to; pressure vessels.
5. Supply and install all consumable items including but not limited to:
* Lubricants, oils, fuels, greases, gaskets, packing, indicator lamps, oil filters, and any other consumables recommended by the equipment manufacturers.
6. Provide Certificates of Compliance where required by Authorities, for work carried out on the equipment.
7. Co-operate and co-ordinate with other contractors to perform the work.
8. The property is to be maintained to comply with relevant Australian standards. This includes develop and provide Essential Safety Provisions (ESP) Log Book and fill out the book on each occasion when performing the relevant essential maintenance.
9. Provide quotations for updated block plans and baseline data and any other equipment that needs to be brought into line with legislation.
10. Quotations for contract terms are requested for 1 year and 3 years (if the overall cost provides a significant saving).
11. Provide an annual certificate stating that the maintenance has been carried out in accordance with requirements.
12. Provide copies of current public liability and work cover insurance.
