Tender Description

⁠⁠⁠Council water supply services are available on the SW corner of Beames and Sloman Street.

Council sewerage supply services are available on NE corner of Beames and Sloman Street. Council anticipates connection via a (common) effluent pumping system (see Appendix C).

Connections to the Site will be at the developer’s cost. The size of such connections will vary depending on the developer’s needs. 

Council’s stormwater pipes are located close to the southern boundary of Lot 313 heading in a north easterly direction through Lot 314.

While proposed developments may not require any redirection of the stormwater drainage, where re-direction is required, Council will be responsible for this redirection.

There will be an Easement granting rights of access to Council to enter the area and maintain the stormwater infrastructure.

If development is planned within this area the existence of this drainage infrastructure and water course will need to be taken into account. 

This Site will be serviced by 11kV reticulated overhead mains power suitable for 3 Phase power supplied by Ergon Energy Corporation Limited (Ergon).  High energy users may need to install their own transformer and should make their own enquiries with Ergon.

Access to the Site is available from both Sloman Street and Beames Street Sloman Street is bitumen coated until its intersection with Beames Street. Beames Street is bitumen coated, ensuring front parking and bitumen approaches from the North, South and West.

Subject to the completion of development, Council anticipates the installation of a footpath along the Beames Street frontage, with a view to kerb and channelling along Beames Street in the future.
