Tender Description
Council invites tenders from suitably qualified real estate agents for the sale of the Council car park site located at 31 to 35 Howard Avenue Dee Why (Lots 17 to 19 in Sec 16 DP 8172), and 36 to 44 Oaks Avenue, Dee Why (Lots 44 to 46 Sec 16 DP 8172, Lot 43 DP 341020 and Lot 2 DP 526306). The subject site is known as "Site A." Council requires the land to be sold through a transparent process, for example Expressions of Interest, Tender, Public Auction.
The successful agent will be required to provide any interested parties a fair opportunity to purchase the land and to maximise the sale price to Council over its reserve price for the land.
The subject site is to be sold under the following conditions:
a. Council own, as a minimum, the commercial gross floor area needed for the Dee Why Police Local Area Command (approximately 500sqm ground plane retail, 4000sqm office space and 40 parking spaces) in the finished development on the site.
b. Ownership of the proposed link road and associated areas be returned to Council in a suitable form, allowing for the subterranean land under the road to be developed.
c. The proponent/s in their response provide two pricing alternatives for the provision of either 39 or 200 publicly available parking spaces.
The subject site has a total area of approximately 6,190 square metres, comprising 4,290sqm development site and 1,900sqm road, and is zoned B4 Mixed Use within the Warringah Local Environmental Plan 2011 (WLEP 2011).
The subject site is located on the eastern side of Pittwater Road in Dee Why approximately 700 metres from Dee Why Beach and approximately 250 metres to Dee Why's transport hub.
Tenders close at 2pm (AEST) on Tuesday 12 May 2015, and submissions must be fully received by this time.
