Tender Description
The scope of this project is:
Building Management System (BMS) Server upgrade
* The existing server is to be upgraded to a “rack mounted” type to enable the BMS to capture and record all of the existing meter readings and the future building meters to be connected. The BMS server will also be able to provide a reporting software programme that can be used to extrapolate data on electrical energy consumption, (from Mechanical Services Switch Board & Main Switch Board), water consumption (potable and non-potable), and gas consumption.
Electronic Design and Manufacturing International Meters at Main Switch Board
* Test the meters are outputting the correct Modbus registers using a Modscan tool.
* Check communication between the meter, gateway and BMS network controller.
* Re-program the gateway registers.
* Confirm correct readings on BMS and re-map points if required.
* Check graphics displaying correct readings.
* Setup energy meter modules and trends to record, current month power consumption, previous month power consumption and ongoing total consumption.
Building Service meters
* Check that the meter is providing a pulse to the BMS.
* Check the electrical meters have been setup to provide the correct pulse units to the BMS.
* Check the gas and water meters have the correct pulse units programmed to the BMS.
* Program the BMS with an algorithm to read the pulse counts from the meters and convert to a total reading with an offset to match the actual meter physical reading.
* Setup energy meter modules and trends to record, current month power consumption, previous month power consumption and ongoing total consumption.
Check all meters and BMS readings after a week to confirm data accuracy.
Supply and install a reporting data tool for export of data.
Use existing spreadsheet for meter locations and site” as built “drawings.
