Principal's Residence Upgrade & Associated Maintenance to Four Properties. Unless new replacement works are specified, ease and adjust all internal & external doors and windows including garage, security screen, wardrobe, kitchen, and vanity and cupboard doors. Check all windows including fly screens and hardware. Replace any faulty or missing items including handles, latches, striker plates, door closers, rollers, window rubbers, putty, and wire gauze, cracked or broken glass throughout. Check all sliding windows and doors and replace rollers as necessary, replace any broken or damaged sash cords or window balances prior to painting.

Supply and install quality doors stops to all doors where damaged or missing. Where window locks are to be replaced, the existing locks are to be removed. Patch and repair any cracks, nail holes or imperfections by filling and sanding or by retaping and setting, where cracking is likely to reoccur in ceiling cracks or over windows and doors use “Rondo” expansion joint, replace any damaged, rotten or missing architraves or beads if required both internally and externally prior to painting.

Where the residence or villa has been constructed with a timber floor and the floor coverings are to be replaced ensure any loose or squeaky floors are re-nailed or screwed and piers packed prior to relaying carpet or vinyl.

Replace all tap washers internally and externally and regrind the seat if pitted. Ensure that all taps are not leaking at the body and replace “o” rings as required except where new tap ware is specified to be replaced.

Using white bathroom silicone reseal tiles where they meet baths, shower bases, vanity, kitchen and laundry bench tops.

Inspect all power points, light switches, T.V outlets, phone outlets and light batten holders for damage and replace as necessary. Replace all existing single power points throughout the residence with double power points. Remove existing double power point cover plates and replace with new cover plates. Remove existing light switch cover plates and replace with new cover plates.

Remove any broken air cooling ceiling louvers and replace with new louvers to match existing in same room where possible. Where matching is not possible, replace all air cooling ceiling louvers in that room. If the register is missing, provide 4 way air cooling register.
