The general scope of requirements shall include the provision of maintenance services at the Port Hedland DIBP sites located at 15 Dempster St and 1 Goode St, Port Hedland, Western Australia. The key requirements of this contract include but are not limited to:

1. Act as the central point of contact for the co-ordination and supervision of the required services; including any Subcontractors engaged by the Contractor. The respondent is to note that the on-site presence from any current site management will cease at the commencement of this contract;
2. Attend to all reactive maintenance requirements;
3. Attend to all planned maintenance requirements;
4. Report directly to DIBP’s Representative;
5. Comply with the relevant Australian Standards, statutory requirements and DIBP policies and procedures when carrying out the services.
6. Provide reasonable attendance on site, at no additional charge, to facilitate occasional site access for DIBP and/or its representatives. This includes access to site for the assessment and treatment of Hazardous Material and removal of any equipment or infrastructure by the outgoing facilities manager.
7. The ongoing maintenance works is to be provided for six (6) months with the engagement to be reviewed on a monthly basis following this.
8. Coordinate and work in with the Site Security Contractor to “make safe” the site as required.
9. The contractor is to note that Hazardous Materials have been identified on both sites, see Hazmat Reports included in this RFO.

The treatment of these materials may be undertaken by the principal during the contract period. The contractor is required to provide access to the site and include for the safe management of Hazardous Materials in all site management plans and Work Health and Safety Management plans. Any further treatment of Hazardous Materials, out side the contractors statutory requirements, would be seen to be additional to the contract works.
